Asphalt emulsion liquid product, otherwise known as Sealcoat is applied on the existing asphalt to protect and enhance the appearance of your business or residence. This reduces long-term repairs and will double the life of the asphalt. Failing to Sealcoat will result in environmental moisture and oxidation, plus thousands of dollars of asphalt repairs or replacement.

GEMCO utilizes the highest quality commercial Sealcoat product available in our industry. The product we utilize is 90% solids, mineral fillers, advanced polymer modifiers, and pigments. This high commercial product we use is only diluted with 10% water. We choose to use this product rather than other products that could have 40%-50% water added.

 Depending on the volume of traffic, based on the product we use the life expectancy is 3-5 years. With this in mind, we recommend in high-traffic areas to apply two coats of Sealcoat.
